Concrete Leveling and Slab Lifting in Doral, FL

Doral was built on reclaimed wetland at the edge of the Everglades, and the ground under many slabs is still settling. We level and lift concrete in Doral, FL, raising sunken driveways, walkways, pool decks and commercial slabs back into place without tearing them out.

Why concrete sinks in Doral

Much of Doral was sawgrass marsh and farmland before it was filled and developed. Under the fill there is often soft organic soil or uneven limestone, and the water table sits just a few feet down. Over time, the fill compacts, organic material breaks down and voids form. Slabs that were level when poured begin to tilt or drop.

Water is the other driver. Summer rains in Miami-Dade can be intense, and tropical storms bring days of heavy rainfall. When gutters or downspouts empty next to a slab, or a leaking irrigation line runs under it, water washes fine soil out from below. Pool decks are especially prone, because splash-out, backwash lines and drainage near the pool all add moisture.

Signs you need leveling

  • A step or lip between driveway panels or at the garage door.
  • Walkway slabs that rock or catch a toe.
  • Pool deck sections that tip toward the pool or the house, or puddles that never used to form.
  • Gaps opening between a slab and the house, steps or a column.
  • Dock aprons and warehouse slabs where forklifts and pallet jacks bump at joints.

Why we use foam

We lift slabs with expanding polyurethane foam. Small holes, about the size of a coin, are drilled through the slab. Foam is injected below, expands to fill voids and gently pushes the concrete up. We watch a laser level throughout and stop when the slab reaches the target height. The holes are then patched.

Foam suits Doral's conditions well. It weighs very little, so it adds almost no load to soft soil, unlike heavier cement slurry used in traditional mudjacking. Formulas made for wet ground do not wash out in a high water table. It cures quickly, too. Most driveways and walkways can be driven or walked on the same day, which matters for busy households and businesses.

Commercial and warehouse slabs

Doral is one of South Florida's busiest logistics and distribution hubs, with large warehouse districts serving the airport and seaport. Heavy trucks, forklifts and pallet traffic are hard on exterior aprons, dock approaches and sidewalk panels. Uneven joints damage equipment and create trip hazards. Lifting can usually be done in sections, after hours or over a weekend, so docks stay open. Where slabs are badly broken rather than just sunken, our concrete repair service may be the better option.

When lifting is not the answer

Leveling works best when a slab is still largely in one piece. If it is shattered into many pieces, heavily spalled or has rebar showing, replacement usually makes more sense. We also look for the cause. If a downspout is undermining a walk or an irrigation leak is washing out soil, fixing that first prevents a repeat. For new driveways, see our concrete driveways page, and for pool areas, our concrete pool decks service.

HOA communities

Many Doral homes are in HOA and condo communities with shared walkways, pool decks and parking areas. Associations often deal with dozens of small trip hazards at once. We can survey a community, prioritize the worst spots and lift them in one visit, with minimal disruption to residents.

What happens on the day

A typical residential lift takes a few hours. We mark the slabs, set the laser, drill a small number of holes and lift each panel a little at a time, working across the area so slabs come up evenly without cracking. Joints between lifted panels are then sealed with a flexible sealant to keep rainwater from running under the slab again, which is one of the simplest ways to keep it from settling a second time.

Questions we hear

How long does a lift last?

When the cause, such as drainage, is fixed, a lifted slab can stay level for many years.

Can you match the patches?

We patch with a close color, though small dots may show. Sealing or staining afterward can blend them.

Do you work outside Doral?

Yes, including Sweetwater, Miami Springs, Medley, Fontainebleau and Hialeah.
