Stained Concrete in Doral, FL
Stain soaks into concrete instead of sitting on top of it, so it does not peel the way paint does in South Florida heat and humidity. We stain concrete in Doral, FL for patios, pool decks, showroom floors and offices, with colors chosen for the sun and sealers chosen for a wet climate.
How stain works, and what it will not do
Concrete stain comes in two broad types. Acid, or reactive, stain reacts with the lime in the concrete and produces earthy, marbled browns, tans and soft greens. No two areas come out quite the same, and that variation is the point. Water-based stain soaks into the pores and gives a wider range of colors, including grays, blacks and cooler tones, with a more even look.
Neither type hides much. Cracks, patches, trowel marks and old stains will still show through, often a bit more than before. We tell every client this at the first visit. If you want a perfectly uniform floor, a coating or overlay may suit you better. If you like the character of real concrete, stain is a great choice.
Outdoor stain and the Doral sun
In Doral, a patio or pool deck sits in hard sun much of the year. Dark colors absorb heat and can get uncomfortable on bare feet by early afternoon. For pool decks and patios, we steer clients toward light tans, sandstone, light grays and soft terracotta tones. They stay cooler, hide the dust that blows in from nearby construction, and look right next to white stucco and tile roofs.
UV fades some stain colors over time, and the sealer on top wears faster in full sun and pool chemicals. Plan on resealing outdoor stained concrete every couple of years. It is a simple job that keeps the color rich.
Moisture, limerock and breathable sealers
Doral sits on limerock with a high water table, and much of the city was built on fill over former wetlands at the edge of the Everglades. Slabs here often hold moisture from below, especially after a summer of daily storms. If moisture is trapped under a thick, non-breathable sealer, the sealer can turn cloudy white or lift. We test the slab and use breathable sealers outdoors. Efflorescence, the white mineral bloom that appears on some slabs, has to be cleaned off before staining or it will block the color.
Interior floors for homes and businesses
Doral has a huge mix of warehouses, showrooms, offices and logistics businesses, many in buildings with plain concrete floors in the front office or showroom. Stain and sealer turn that bare slab into a finished floor without adding tile or vinyl, and it holds up to rolling chairs and foot traffic. For homes, stained concrete is popular on ground floors and in garages converted to living space, where it pairs well with modern furniture and stays cool underfoot.
For indoor work, old carpet glue, paint and tile adhesive must be removed completely. Glue residue blocks stain and shows as blotches, so we grind or strip until the surface takes color evenly.
Our process
- Look and test. We check the slab, note cracks and patches, and test moisture. On older slabs we often stain a small sample spot.
- Clean and prep. Grinding or chemical stripping removes sealers, glue and stains. The surface is cleaned and neutralized.
- Stain. Color goes on by spray and brush, in layers for depth. Acid stain is neutralized and rinsed after it reacts.
- Seal. Outdoors we use a breathable sealer with a fine grit for traction around pools. Indoors, a sealer and optional wax or urethane topcoat.
Most residential jobs take two to three days, including drying time between steps.
Staining existing patios and pool decks
Older broom-finished patios can be stained, but stain will not hide heavy cracks or past repairs. If the slab is damaged, our concrete repair work comes first. For a new outdoor area, we can pour a patio or pool deck and stain it once it has cured.
Choosing stain for a business
For showrooms and offices, stain is often chosen for practical reasons. It does not chip like a painted floor, it costs less than tile, and a scuffed sealer can be buffed or recoated over a weekend instead of shutting the business down. Many owners pick a neutral gray or warm brown that hides tire marks from pallet jacks and dirt tracked in from the parking lot.
